Reuse and new construction of a former factory in Bauma

Wolfensberger Beteiligungen AG owns a centrally located factory property in Bauma. The building was operationally no longer needed because of the spatial concentration of the Wolfensberger foundry. The owner therefore developed an alternative reuse and expansion project for the factory with a new Migros Market as its focus point.

In addition to the new building for Migros, the construction project includes the alternative reuse of the historic building substance as additional store space in the ground level as well as apartments, offices and commercial space in the upper stories. For a later stage, single-family row houses are envisioned above the new Migros Market building.

Beta was involved in the projecting at an early stage. We evaluated the building project in regard to market needs, spatial concepts and construction costs, with corresponding optimizations. For the long-term contract of use with Migros, we are providing Wolfensberger Beteiligungen AG with consulting and support.
The client's trust in us subsequently led to our being appointed general planner for the alternative reuse and expansion of the former factory.

The assignment included the comprehensive planning responsibility for the projecting and realization phases. Especially imperative for the success of the project were our selection and management of the planning team, our procedure for realizing flawless contractor services conforming to contractual specifications, our scheduling, cost and change management as well as clear interfaces with the tenant improvements.

After a construction period of seven months, Migros was able to assume the expansion building for the installation of the shop fittings and open it for business on schedule on 21 August 2003.
